At a community meeting on October 6, Murland Associates LP presented plans for a proposed 7-story office building at 3422 Forbes Avenue. The Murdoch family, the owner/developer behind Murland Associates, has owned the four parcels at the corner of Forbes and Coltart since 1924.
They plan to build on their parking lot on the southwest corner of Forbes and Coltart, next door to the University of Pittsburgh Public Safety building. CVS, their tenant on the southeast corner, would relocate into the first floor of the new building. Office space tenants would fill the additional six stories. They plan to meet LEED Silver standards, which would grant them a density bonus.
At a City of Pittsburgh Zoning Board of Adjustment hearing last week, Murland requested a special exception to use their parking lot adjacent to the proposed site to meet parking requirements. They are now in the 45-day waiting period. If they receive approval from the Zoning Board, they will present their plans to the City of Pittsburgh Planning Commission by the end of the year. OPDC will host another community meeting for them to present more detailed architectural plans at that time.
OPDC is not aware of any opposition to the project. Residents at the meeting asked several questions about the long-term plans for the building CVS will vacate (also owned by Murland) and how construction will impact traffic patterns and parking along the Iroquois Way alley.
If approved by Zoning Board and Planning Commission, construction will begin summer of 2017 and complete in mid-2018.
